FIRST STEPS
Before you start looking for the right property, first consider what your priorities are – location, number of bedrooms, size of lounge etc and match them against your available budget. Using a rent affordability calculator will help you to do this but, as a rough guide, most referencing agencies will require your annual household income to be in excess of 2.5 times the annual rent (for example, if the monthly rent is £900.00 the calculation would be 900 x 12 = 10,800 x 2.5 = 27,000).
You can then start looking for the right property that meets your criteria. Setting up an online account with Rightmove is a great way to ensure that as soon as any property comes up that matches your criteria you are immediately notified.
If you would like to rent a property that you have viewed through us, you will need to complete the below Tenant Application Form. Once the Landlord has accepted your application (subject to references) you will be asked to pay a holding deposit of no more than 1 weeks rent (please see below for further information).
Once you have passed referencing, a tenancy agreement is then drawn up which details all of the legal and contractual obligations that both you and your Landlord must adhere to. It is important that you are familiar with the agreement before you sign it so please read the information carefully. The documents will be sent to you via DocuSign for electronic signature.
The security deposit and the first rental payment is due prior to the tenancy commencement date and the deposit will be registered with the DPS.
